• Credit History - How's your credit?  The better your credit, the better the rate.  The down payment requirement is factored in based on your credit history.

• Down Payment - Depending on what type of loan you will obtain will determine the down payment requirements regardless of whether you are getting and adjustable loan, fixed rate, jumbo loan or FHA.

• Closing Cost - Not only does a lender require a down payment but in order to close on a home there is usually out of pocket closing costs.  A home seller can assist with closing costs if they agree to it!

• Monthly payment?  Feel comfortable with the number and do not forget additional housing expenses that could be included in your mortgage payment like taxes and insurance.
