Vista Royale is a community of homes in Metrowest Orlando Florida. Vista Royale is located about 7 miles west of the business district in Orlando Florida. This is a gated community with only one entrance. It is on the north side of West Pointe Blvd. at the large roundabout. You will see the large community signs and guardhouse when you arrive.

Vista Royal contains about 71 luxury homes. 11 of the homes are waterfront on the northern side of the community thanks to a large pond. The community was started in 1993 and completed in 1996. The homes are all traditional Florida single family homes there are no townhomes, condos or villas here. The homes vary in size from approximately 1,696 square feet to 3,005 square feet of living area. That does not include garages, balconies or patios. Only heated and cooled portions of the homes. Expect one home to sell in this neighborhood every 2 months. That has been the average for several years.

The waterfront homes are located on Mt. Carmel Dr. and have street numbers between 7617 and 7699 all odd numbers. These homes average around 2,300 square feet of living area and rarely is one for sale. Only one has sold in the previous 3 years.

Vista Royal is only a 10 minute drive from Universal Orlando Resort. Not only is that one of the most popular vacation destinations in America but it is also one of the area’s largest employers. In the same vicinity there is a Bass Pro Shop and 2 of the most popular shopping malls in all of Orlando. Not to mention all of the restaurants you will ever need.
